Who needs an Inspection?  Anyone who is purchasing real estate should consider having an Inspector examine the property.     Should I be there for the inspection? We strongly encourage you to be present at the inspection.  This gives you an opportunity to raise any questions you have about the structure. We also suggest you have a written list of questions on areas you have concerns and ask the inspector at the time of the inspection.   What is the purpose of an inspection?  Inspections are designed to give you, the buyer, an accurate, unbiased assessment of the structure and its systems. An inspection makes you aware of the positive and negative features of the house to make you a more informed buyer.  When do I call in the home inspector? Before you sign the contract or purchase agreement, make your purchase obligation contingent upon the findings of a professional home inspection. This clause should specify the terms to which both the buyer and seller are obligated. Contact a home inspector immediately after the contract or purchase agreement has been signed. Home inspectors are aware of the time constraints involved in purchase agreements and most are available to conduct the required inspection within a few days.
